100 Mbps down and 40 Mbps up, wired to a gigabit port at every cottage desk, with Wi-Fi 6 over the property for phones and the decks. On our measurements latency to Mumbai sits around 28 ms with under half a percent packet loss. Bandwidth is the easy number; latency and loss are what decide whether a call holds. Message us on WhatsApp and we will run a live test and send you the screenshot before you pay anything.
It goes out — this is a hill station and outages are normal. An inverter carries the desks, the router and the lights with no interruption at all, so a short cut is invisible from your chair. For anything longer, a diesel generator takes over the whole property. Neither covers a geyser mid-cycle, so a long outage means waiting for hot water, not losing a workday.
Both work on the property — 4G everywhere, 5G in patches depending on where you stand. Jio is generally the stronger of the two here. On the ghat road up from Narsipatnam there are long dead stretches, so download your maps and anything you need for the drive before you leave the plains, and do not plan to take a call from the car.
Three home-style meals a day, cooked in one kitchen and delivered to your cottage door — breakfast, lunch and dinner, included in the tariff with nothing to choose or pay for. It is everyday South Indian home cooking, not a restaurant menu. Spice is adjusted on request without any fuss. Pure vegetarian, Jain, vegan and common allergies are all workable, but tell us when you book rather than on arrival — the nearest real shop is an hour down the ghat.
Yes. Meals go to the cottages by default because most people are mid-something at one o'clock, but there is a long table on the deck and plenty of people use it. Nothing is compulsory here.
November to February the nights sit roughly between 8°C and 12°C, and December can drop lower with frost on the fields before dawn. Days are a pleasant 16–18°C. Every cottage has extra quilts and 24/7 geyser hot water, but there is no central heating — bring a real jacket, warm socks and a cap.
Vizag is about 115 km and three and a half to four hours, via Anakapalle, Narsipatnam and Chintapalli. Fly or train into Visakhapatnam and take a cab — we arrange private transport on request and quote it upfront. Hyderabad is 552 km and ten to eleven hours by road, so most people fly to Vizag instead. Whichever way you come, the last hour is a ghat road with tight bends and heavy fog in season: arrive before dark.
Yes. Tell us your flight or train and we will arrange a private cab from Visakhapatnam and quote it before you commit. For teams we can put on a tempo traveller. It is not bundled into the tariff because not everyone needs it and we would rather not charge you for something you would not use.
Single sharing is a whole private studio cottage — one price whether one or two of you are in it. Twin sharing is one bed in a two-bed cottage, priced per person, with your own desk and a shared bathroom. We tell you who you are sharing with before you arrive and will never move a stranger in mid-stay without asking you first.
There are six cottages — #101, #102 and #103 are private studios, #104, #105 and #106 are twin sharing. You are allocated a specific numbered cottage and told which one before you travel, and you can request one in the booking. No reshuffling you on arrival.
The first ten bookings get up to ₹6,000 off — a monthly private studio drops from ₹28,000 to ₹22,000, and twin sharing from ₹22,000 to ₹16,000 per person. The counter on this site is a real number we edit as bookings come in, not a timer that resets itself. When the ten are gone the badge disappears and the site quietly reverts to standard rates.
A part advance confirms the cottage and the balance is settled on arrival. Cancel more than seven days out and the advance is refunded in full; inside seven days we hold it as credit for any date in the next six months. Whichever applies to you goes in writing on WhatsApp before you pay anything.
